2 – APARTMENT OR HOUSE FOR SALE: CHOOSE AND SIGN A SALES MANDATE
Call on your local real estate agency to speed up your transaction. When you entrust your apartment or house sale project to us, you must sign a sales mandate on behalf of our agency. You can choose between 3 types of mandate:
- the exclusive sales mandate: our agency is the only one authorized to offer the property on the market; neither any other agency, nor you as the seller, can advertise the property for sale.
- semi-exclusive mandate: our agency is the only one authorized to sell your property, but you can also place an ad.
- the simple mandate: there is no exclusive right to sell, and you can contact as many agencies as you like to sell your property.
3 – CARRY OUT REAL ESTATE DIAGNOSTICS TO SELL A PROPERTY
Real estate diagnostics are essential to inform potential buyers about the condition of a property and its compliance with current standards. These diagnostics include
- gas installation
- the power grid
- risks and pollution
- the presence or absence of termites, lead and asbestos
- noise level
- property information booklet
- Energy performance diagnosis or DPE.
4 – SIGN THE SALES AGREEMENT
If a buyer is attracted by the house or apartment you wish to sell, you can conclude an agreement. This takes the form of a preliminary sales agreement, which is signed by both parties in the presence of one of our agents. The buyer has a right of withdrawal of 10 days after this signature.
5 – FINALIZE THE SALE OF YOUR PROPERTY BY SIGNING THE DEED OF SALE
This stage completes the process of selling your property. The deed of sale is signed before a notary. Once signed, the deed of sale transfers ownership of the property to the buyer. He becomes the legal owner from that moment on. The notary gives a copy of the deed of sale to the seller and the buyer.
